James Varner was the original developer of the Longview Enchanted Hills Subdivision. He started his own home construction business, James Varner Builder, in the early 1980's. James Varner Builder constructed over 300 patio homes, log homes, townhouses, and larger luxury homes as well as commercial buildings. He and his wife, Donna, had one child, Peyton Varner. James was a member of the East Texas Builders Association and served on the local Planning and Zoning Commission for the City of Longview, Texas.
James, along with family, knew how to utilize every inch of a house. He was an old fashioned builder with innovative ideas that often designed his own plans and knew how everything went together. He loved travelling and fell in love with the Hawaiian Islands and their culture. On a family trip to Kauai and Oahu in June 2012, James died suddenly of a massive heart attack. Based on today's prices, the cost of building a home to meet Developer restrictions would range from $300,000 - $500,000. You may use any Developer approved builder. There are requirements to maintain Developer vision for the subdivision. These are similar to other subdivisions across the street. Please feel free to check out Wildwood Villas, off Riverwood Drive, to get an idea of the design vision. He was a Developer of that as well. Expectations would be similar. Most of the Phase 1 lots are in Pine Tree ISD; majority of Phase 2 lots will be in the Longview ISD. You have the option of selecting which school district you want to attend. Pine Tree will allow the transfer from Longview.
James Varner Builder is still in operation and building quality homes. We have built over 20 houses since James passed away. Nine homes have been built in Enchanted Hills by us varying in price from $350,000 to $700,000. One speculative house is under construction there and is available for sale.
